A floor that hides life
Kids, dogs, yard work and sports make floors messy. A solid color shows every speck, but a chip floor breaks up the surface so dust, crumbs and small scuffs blend in. That is why flake systems are the most popular choice for garages and utility spaces in busy homes. They also add texture underfoot, which helps when shoes are wet from sprinklers or rain.
How a flake floor is built
We grind and repair the slab, prime it, then roll a pigmented base coat. While the base is wet, we broadcast decorative vinyl chips by hand until the surface is saturated and no base shows. Once it cures, we scrape the surface to knock down standing chips, vacuum, and seal with one or two clear coats. The base, chips and clear coat form a thick, layered system that resists impact and wear.
Some companies use a light scattering of chips over a single coat to cut cost. That leaves bare base exposed, and it wears through at tire paths quickly. A full broadcast costs more in material but lasts far longer.
Rooms beyond the garage
We install flake floors in laundry rooms, mudrooms and drop zones, bonus rooms over garages, basements, pool houses, golf cart garages, workshops and covered patios. Businesses use them in break rooms, locker rooms, veterinary clinics, dog daycares, kennels, auto service areas and showrooms.
Choosing chips
Chips come in sizes from tiny to about a half inch. Smaller chips give a fine granite look for interiors; standard quarter-inch chips give the familiar garage look. Blends are mixed from several colors, and many include a few contrasting chips for interest. We often suggest blends that match the dominant color of local red clay and pollen, such as tans and warm grays, because they hide what tracks in.
Smooth or textured
The clear coat thickness controls texture. A single coat leaves a sandpaper-like feel with more traction. A second coat fills between chips for a smoother surface that mops easily. For laundry rooms and interiors, smoother is often preferred. For garages and pool areas, a bit more texture improves footing.
Pets
Many families coat the garage or mudroom where dogs sleep or come in from the yard. Flake floors resist scratches from claws, clean up after accidents and do not absorb odors the way bare concrete does. Textured finishes keep pets from sliding. For dog daycares and grooming shops, we can add a cove base to make hosing down easier.
Durability
A quality flake floor in a home garage can last fifteen to twenty years. The topcoat takes the wear; when it eventually dulls, we can scuff and recoat it without replacing the whole floor. Chips and base below remain protected, which is one of the advantages of a thicker system.
Cleaning
Sweep or dust mop to remove grit. Wash with warm water and a neutral cleaner. Avoid citrus and acid cleaners. In spring, rinse pollen out of the garage with a hose and push water out with a squeegee. That is all most flake floors need.
Questions
Will chips come loose?
No. Chips are locked under the clear coat.
Can you match a sample I saw elsewhere?
Usually. Bring a photo or chip name and we will find it or something close.
How long before use?
Foot traffic the next day, heavier use after a few days.

Bonus rooms and basements
Rooms used for exercise, crafts or kids' play take a beating from dropped weights, glue, paint and toy cars. A chip floor shrugs off that abuse, and a smooth clear finish makes cleanup quick. Rubber mats can sit right on top for workout areas, and the light colors brighten windowless basements without adding fixtures.
